A garage door literally has just one job, but it can still be prone to failure if you do not engage in the right kind of preventive maintenance. Your garage door needs periodic maintenance to function properly, particularly before the onset of winter.
Lubricate all the fittings
Solvents are super important for maintaining anything and the same is true for garage doors. Components such as hinges, latches, and roller tracks need to be lubricated at least once every six months for optimal performance. This will reduce tightening and improve longevity. You should also lubricate the pulleys or bearings based on what type of opener your door has. Lubrication will delay the onset of rust. Essentially, every moving part of your garage should be lubricated regularly.
Inspect the rollers periodically
The rollers, irrespective of the material used to make them, should be inspected at least once every six months. Rollers last for 5-7 years on an average and inspection will inform you of when they need to be changed. If you notice the rollers to be particularly worn, cracked or chipped, you should replace them instantly.
Inspect the springs regularly
Torsion springs and extension springs are the most popular type of springs, and they need to be checked at least every 3-4 months. If the spring is not functioning optimally, your garage door will not open and shut properly. When you start hearing weird noises from your door, more often than not it is something to do with the spring. Lubrication is vital as well and it reduces the instance of rust. You should ideally be using material specific lube rather than using some generic lube.
Replace the weatherstripping periodically
You need to inspect the weatherstripping along the sides of your doors every six months or so unless the durability of the material you purchased is extremely high. If the weather strip is cracked or weak, you need to replace it right away as it could easily affect the garage door or the walls of your house. Clean or wash the door on a yearly basis
